Welcome back to another A+ Home Improvements’ project! The winter season keeps creeping up on us, and we continue to work feverously to help our clients wrap up their projects. Over the years we have repaired hundreds of porches, but every now and then we run into one that’s unique. Some older homes contain a front porch over a basement. This presents a scenario where waterproofing is key. The existing structure definitely showed its age and needed to be rebuilt to retain the waterproof integrity of the home. Take a look at what we started with:
While the front porch didn’t look horrible, looks can be deceiving. Years of weather abuse allowed water to permeate the structure and rot some of the framing. We supported the porch roof, removed the posts and ripped off the porch floor. For scenarios like this, we install a completely waterproof base and flashing before the new porch boards even go down. We installed some new porch columns and hand rails to finish off the look. Take a look at the results:
What a difference! From the outside, it looks like a completely normal porch. Underneath, however, is an extension of the basement that is usable space.
